5 Tips for Renting a Beach House in Tulum

1. Make sure you’re actually renting a Tulum beach house

As the saying goes: “Location, Location, Location;” so first and foremost, know that everywhere featured in this article is a beachfront Tulum Airbnb, located right on world-famous Tulum Beach Mexico!

The closest Tulum neighborhood to the beach is called Aldea Zama, and as you can see on the map below, it’s not super close, so be aware of places advertised as “near the beach.” Though not super far from one another, Aldea Zama is about 10-15 minutes away by rental car or bike from Tulum Beach, so not really “near the beach” by most standards!

The Tulum pueblo magico (magic town) is located in the Yucatan Peninsula, in southeastern Mexico, about 90-minutes south of Cancun and 45-minutes south of Playa del Carmen.

There are three main Tulum neighborhoods: Tulum Beach, Aldea Zama and Downtown (AKA Tulum Town).

2. Rent from a Super Host

What is an Airbnb Super Host? Beyond booking your Tulum beach house Airbnb in the perfect location on Tulum Beach itself, every home featured on this list is hosted/managed by what Airbnb calls a “Super Host.”

In short, Super Hosts have a verified check mark ✅ next to their name, and take their Tulum Airbnb business seriously. They have been vetted by Airbnb, and know how to give Tulum’s discerning visitors the royal treatment. To maintain Super Host status, these owners have to maintain high ratings in all areas of hospitality, from cleanliness and ambiance, to posh amenities and concierge-style service.

3. Do you need strong WiFi?

Tulum isn’t known for having great WiFi. In recent years, things have been changing — that’s not to say good WiFi in Tulum is the norm — but you can find it. If you’re planning to work during your trip, or need strong WiFi for streaming, double check with the host before booking and they can let you know the home’s speeds.

4. Electricity charges & usage restrictions

In Tulum, it’s not uncommon for some Airbnb hosts to charge extra for all electricity, or for going over a certain usage of electricity; though some don’t charge at all. Also, some hosts only allow AC usage from sundown to sun-up, to conserve electricity in eco-friendly Tulum. Always make sure to carefully read each description before booking to avoid these unexpected charges.

5. Beach house Tulum average rental costs

Depending on the size of the house, number of bedrooms, amenities, etc., villas and Tulum beach house rentals average from about $500-$4,000+ per night. In this article, you’ll find options in the Splurge category, with $1,000+ per night listings, and the Mid-Range category at $500-$1,000 per night.

Want a Tulum Airbnb discount code?

I have one for you! For those who have never used Airbnb before, they offer up to $60 off your first booking, and up to $17 off your first Airbnb Experience booking. If you have used Airbnb before, but you’re booking the beach house in Tulum with a group, consider having someone in the group who’s never used Airbnb sign up and get the discount 🤑

What is an Airbnb Experience?

Airbnb Experiences are small, group tours offered through Airbnb and lead by English-speaking local guides. Personally, I’m a fan; especially as a solo traveler because they provide an easy way to meet people. Head to this article for more tips on how to meet people as a solo traveler!

As with conventional Tulum tours, Airbnb Experiences take visitors on small, guided, group tours to all the best things to do in Tulum. There’s everything from day trips to haciendas, cenotes, Chichen Itza, the pink Lakes of Las Coloradas, and more. Besides the variety, you can book them before you even travel to Tulum, so you don’t have to waste precious travel time searching for a tour company.

Tulum Mexico Travel FAQs

Is Tulum Mexico Safe?

This is the # 1 most asked question about visiting anywhere in the country — Is Mexico safe for travel? Given the mainstream media’s demonization of the entire country, Mexico has a very bad wrap. However, this is a huge country, and yes, there are parts you should avoid… but chances are you weren’t planning to visit to those parts anyway.

Tulum is not one of those parts! In fact, Tulum is considered quite safe. For the most part, all places in Mexico that promote tourism are by-and-large, safe. As tourism is Mexico’s largest source of income, the federal and local governments of Mexico’s top travel destinations do their parts to maintain safety.

Should I get travel insurance for Mexico?

Want an added level of security and peace of mind during these strange travel times? Just as you insure your car, home and body, you can also insure your luggage, belongings and health while traveling.

I’ll be honest, when I first started traveling solo, I wasn’t insured. However, after years of solo traveling, I wised up… now, I even have a whole page of this website dedicated to travel insurance, because it’s just that important!

10 General travel safety tips
  1. Always listen to your intuition — because your intuition is always right.
  2. If you get a sketchy or uneasy feeling about a person or place, get away from that person or place asap. Don’t worry about making a kind, nice or politically correct exit from a creepy person or bad situation — Just get away fast.
  3. Don’t walk home alone at night.
  4. Don’t keep your phone, keys, wallet, passport, or anything valuable in your back pocket.
  5. Learn some basic Spanish. If you can’t learn it, save the infographic below as an image on your phone so you have something to use even if you’re off-WiFi.
  6. Take all of your belongings into the bathroom with you, rather than asking a cafe/bar neighbor to watch your things. This is annoying, for sure, but it works to not get your stuff stolen.
  7. Speaking of bar neighbors… don’t take drinks from strangers and/or leave your drink unattended.
  8. Don’t wear flashy clothes, expensive jewelry, designer sunglasses, etc.
  9. Keep some cash in your pocket so you don’t have to pull your whole wallet out every time you need to pay.
  10. When in doubt: Get Travel Insurance.

Is Tulum safe at night?

There’s no shortage of amazing things to do in Tulum at night. Now, this doesn’t apply to anyone who drinks themselves silly, but for the most part, Tulum is safe at night. From amazing Tulum bars like Ziggy’s Beach Club, Batey Bar and I Scream Bar, and dinner al fresco in places like Hartwood, Arca Tulum and Taqueria La Eufemia, do enjoy the Tulum nightlife — just do so responsibly, and you’re good!

Where is Tulum Mexico?

Tulum is in Quintana Roo state, in the Yucatan Peninsula. This southeastern Mexico region consists of three states: Yucatan state, Campeche state, and Quintana Roo state (with Tulum, Playa del Carmen, Cancun, Bacalar Lagoon, etc.)

As you can see on the Tulum, Mexico map, it is located on the eastern side of the Yucatan. This side of the country is known as the Mexican Caribbean because it’s right on the Caribbean Sea.

Besides its beautiful beaches, there’s so much within a few hours drive from Tulum in your rental car — including cenotes, pueblos magicos (Mexico’s historic “magic towns” like Valladolid) and Mayan ruins.

The closest airport is Cancun International Airport (code: CUN), which is great because there’s direct flights to Cancun from nearly all major U.S. cities. From CUN, you’ll then make the 75-mile journey to Tulum. You have several options for this: rental car, shared or private shuttle and ADO bus from Cancun to Tulum.

Do I need a visa for Mexico?

U.S. passport holders do not need a visa to travel to Mexico. This is just one of several the reasons why Mexico is one of the best travel destinations! Find out all the other reasons in the linked article.

When you arrive in Mexico and go through Immigration, you’ll receive a 180-day FMM tourist visa. This is a small piece of paper you need to hold on to and give back to Immigration at the airport when you’re leaving the country. There is no charge for your FMM, but if you lose it, there’s a fine of about $600 pesos ($30), and some paperwork you’ll need to fill out at the airport before you can leave the country.

What’s the Best Time to Visit Tulum?

The best time of year to visit Tulum Mexico, weather-wise, is during the fall/winter months from October-March, when the weather’s cooler and not so humid. The busiest months for tourism are March-April with the spring break crowd, and December-January during the winter break/holidays. Located in the tropics, it rains (even pours ☔️) pretty much daily during the peak of the Tulum rainy season, June-September.

Tulum Weather

Below is an idea of what you can expect from Tulum Mexico weather, and in general, Yucatan weather averages. Tulum’s rainy season tends to run from mid-May through mid-October — and you can expect heavy rain storms during the rainy season. This is also Hurricane Season, and being right on the Caribbean Sea, Tulum is susceptible.

🥵 Pro tip: Especially in the summer months, Tulum temperatures often feel 10°F higher because of humidity. Make sure to pack your reusable water bottle, and better yet, a LifeStraw water bottle, which will add an extra layer of Mexico water filtration… so you don’t get the dreaded Montezuma’s Revenge on your Tulum vacation!

Final Thoughts: Tulum Beach House Rentals

Renting a Tulum beach house will be a great experience! However, keep in mind that if you’re headed to Tulum for it’s eco-friendly bohemian vibes, that does carry over into its homes, Airbnbs and overall lifestyle. This means you’re not headed to a place that always has great WiFi, some homes have electricity restrictions to lower their carbon footprint, etc. However, this is part of the charm of Tulum.

I spent about two months in Tulum, and found that the people who didn’t enjoy it, hadn’t properly managed their expectations. Tulum’s vibe is rustic fancy — but it’s definitely rustic. Keep this in mind and you’ll have an amazing trip, and an amazing stay in your Tulum beach house.

    • Shelley

Hi Liz: It’s such a compliment to hear my tips are spot on… from someone who was just there! I do my best to steer people right.

  2. kmf

Tulum is such a beautiful place – love this guide to the best Airbnbs! Would especially love to stay at the beachfront houses…absolutely gorgeous and great locations!

  3. Jules

Super useful to read your recommendations! I found especially useful the advice on wi-fi and I loved that you listed the best features of each place and wi-fi speeds!
    So inspired to go 🙂

  4. Andi

These days I am all about the Airbnb! You get so much more for your money. I like to shop for food in the local markets and do my own cooking so I don’t spend so much in restaurants. I am glad to see there are so many options in Tulum, I know that it has gotten so touristy, staying in a home makes it feel like you are a little more local.

  5. Em

Wow, Tulum is on “my list,” so it’s good to know your tips on “near the beach” adverts and about the extra electricity chargers! These bnbs look stunning, definitely coming back to this post when I finally go 🙂

    • Shelley

Hi Em: Thanks for writing! Yeah, I really hate how many “near the beach” places I’ve seen advertised. In Tulum, there’s “on the beach,” or 10-15 minutes drive from the beach, and then a long hunt for parking when you get there (if you didn’t take a cab).
